Gagnon and Law Urban Planners was retained to project manage the Committee of Adjustment Approvals Process associated with the severance of an existing rural residential property located within the Mono Road Settlement Area, on the east side of Airport Road, south of Olde Base Line Road, in the Town of Caledon.  The property has historically been used for rural residential and agricultural uses and is serviced by private septic and well. 

The current property owners approached G&L with the desire to sever the property for the purposes of creating a new residential lot fronting onto Airport Road and constructing a new single detached residential dwelling.  The severance application was approved by the Town’s Committee of Adjustment on the basis that severed lands are considered minor infill, that the proposed severed lot is sufficient in size to accommodate a rural residential dwelling, and that the severance will continue to facilitate the rural residential and agricultural uses of the retained lands.
